I started the company in 2011 when I purchased my first commercial property 1265 Bay Ave. This single occupancy building housed my martial arts school from 2009 – 2015. During that time we renovated and retrofitted the building to suit the needs of Trail Martial Arts Ltd.

In 2012 Terry Campeau, whom I purchased 1265 Bay Ave from ran into some health problems. He had two other large properties that were becoming vacant and he did not have the ability to deal with getting the spaces re-rented. I offered to help him out and try and get the spaces leased out for him while he was recovering.

The first building was 1236 Bay Ave. It housed his business Hall’s Basics, a stationary store that took the main floor 5000 square feet along with the basement for storage and overstock. The top floor had six apartments and an office. All of which had fallen into disrepair. The roof leaked, the apartments were small, dark and for lack of a better word, gross.

I helped Terry find a contractor to repair the roof, did a redesign of two of the apartments that were currently vacant in an effort to increase the monthly rent the could bring in. He was renting the apartments for 385/month.

I successfully rented out a space going empty to an Wealth Management Company. We helped them design and renovate their space to suit their needs they have been a tenant ever since.

After losing the dollar store the building had 2800 square feet of vacant space. I opted to cut the space in half and move in a hair salon. Leaving the other space available for another business down the road. We helped renovate the space and they too have been a successful tenant for over seven years.

In 2013 I offered to buy both of the buildings from Terry once he was healthy and recovered. We worked out a deal and I purchased the buildings in November of 2013.

In 2014 a health food store tenant decided not to renew the lease, This gave me the opportunity to build the perfect martial arts school.

To date we have renovated 5 of the 6 apartments all renting for over $700/month we have dramatically increased the value of the buildings and continue to make a good living off of our hard work. We will continue to grow our portfolio as the right opportunities present themselves.
