The Bank of Canada made a huge cut in it's overnight lending rate. 3/4 of a per cent drop, these kind of rates haven’t been seen since the 1950's!
In response to the drop in the over night lending rate most national banks have dropped their interest rates a full 1/2 per cent! What does that mean to the consumer? Lower interest payments, more affordable housing and it might even allow some people to now qualify for a new home!

Advantages of investing in real estate that might have been over looked over the last 6-8 months.
- You have to live somewhere and if you purchase your own home and pay your mortgage one day you might only be paying property taxes every year. That will be exponentially lower than paying rent for the rest of your life.
- Real estate over the last 100 years has increased in value through thick and thin. It has had it's up's and down's just like anything else, however as a long term investment real estate consistent and safe.
- Hindsight is 20 20, imagine if your family had purchase 5 rental properties 25 years ago and just paid of all 5 mortgages. You would have 5 income producing properties that you only pay property tax and maintenance on every year. Conversely you would have nearly a million dollars in equity that could be leveraged for the purchase of more real estate. That is assuming that $5000/month from the 5 rental properties just isn’t enough.
- Real estate is tangible you can see and touch it. To me the pride of ownership is much greater with a property than it is a piece of paper.

The Greater Trail Real Estate market has seen its ups and downs over the years and this year is no different. Globalization has made a larger impact then ever before, before cable and the internet 50 years ago you wouldn’t have know if the United States housing and economy were in decline until months after the event. Now a days you hear every bit of news (mostly negative) from every corner of the planet within minutes of it happening. It is very easy to get caught up in the hype and freeze like a deer in the head lights.
What the media doesn’t tell you is that with a changing market comes opportunity, if you are looking to upgrade to a larger home and thought that it was unattainable, maybe now that is a different story.
How can that happen if the market has dropped 10 per cent? If the home that you wanted was $400,000 and it has dropped 10 percent it would now be worth $360,000 and the home that you wanted to sell was worth $200,000 it would now be worth $180,000. The larger house has dropped $40,000 and yours has dropped $20,000. Making the new house $20,000 more affordable than it would have been last year. You can also reduce your debt and interest!
